<br />Building Inspections Plan and Procedures Policy <br /> <br />The City of Centerville strives to achieve the highest standards in performing all aspects <br />of administration of the Minnesota Building Code. The building department's goal is to <br />maintain current compliance with the code by regularly attending update meetings, <br />seminars, and code hearings. The department will follow all guide line procedures as set <br />forth in the code in their daily enforcement of the code. <br /> <br />The following is a guide for the review of plans. <br /> <br />When a permit application is taken at city hall it will include a completely filled out <br />application permit form, two copies of the plan drawn to scale, if required a certificate of <br />survey, a Rice Creek Water Shed permit, energy calculations or other information as <br />required by the building inspector to perform a plan review. The inspector will follow <br />plan review guidelines from the state as modified by the department to perform the <br />review. All discrepancies to the code will be noted on the plan or on a separate letter for <br />commercial reviews. The inspector will stamp the plans reviewed for code compliance <br />and will fill out appropriate city forms for the project. A file will be created in the <br />building inspections department for the project and one plan will be retained in this file. <br />The completed paper work will be brought to city hall for issuance to the contractor and <br />collection of appropriate fees. Once issued, a copy of the pennit will be retained at city <br />hall, noted in the appropriate permit book and the remaining paper work will be <br />forwarded to building inspections. <br /> <br />The following is a general guideline of a routine inspection. <br /> <br />The request for inspection is taken and the inspection form is filled in and it is also <br />entered into the daily time log to avoid over booking inspections and is used as a quick <br />reference for stages of inspection. The inspector takes the inspection slip and any related <br />paper work on the project to the inspection. If the inspection passes, the inspector will <br />sign off on the inspection card and with their signature and date. The inspector will also <br />make a note on the inspection form which will then be filed in a timely manner back into <br />the address file at building inspections. If the inspection reveals corrective actions, a <br />correction notice will be filled out citing each item separately. A copy of the correction <br />notice will be posted next to the permit placard and inspection sign off card. The other <br />copy will be filed in the address file at building inspections. Upon final inspection, a <br />Certificate of Occupancy is issued for homes, garages and commercial buildings. A copy <br />is provided to the home builder, city hall and building inspections file. Records of <br />inspections will be retained for the required period of three years. Annually the records <br />which are more than two years old will be transferred to city hall where they will be filed <br />in the address files in city hall. <br /> <br />$ <br />
