CITY OF CENTERVILLE, ANOKA COUNTY,MINN. <br /> Findings and Decision <br /> The Planning & Zoning Commission met on March 3, 2015, to hold a public hearing to <br /> consider a request of Ultimate Martial Arts Studio/Owner Richard Pearson for a <br /> conditional use permit for property located at 6845 — 20th Avenue South, Ste. #160, <br /> Centerville, MN. <br /> FINDINGS: <br /> 1) The Planning and Zoning Commission heard and considered all testimony of <br /> interested persons submitted in writing prior to and in person during the public <br /> hearing. <br /> 2) The proposed use may be operated in the B-1 zoning district subject to a Conditional <br /> Use Permit with reasonable conditions. <br /> 3) The proposed use of the suite for which it is subject to a Conditional Use Permit is <br /> similar in nature (Commercial Recreation) to a business that is currently operating in <br /> another suite in the same building and is inconsistent with the Comprehensive Plan <br /> due to rezoning several years prior. <br /> 4) The applicant is willing to conform to conditions in the Conditional Use Permit <br /> attached hereto. <br /> RECOMMENDATION <br /> The Planning Commission finds that the standards for granting a Conditional Use Permit <br /> have been met and recommends that the City Council approve the Conditional Use <br /> Permit, subject to the conditions contained in the Conditional Use Permit attached hereto. <br /> CITY COUNCIL DECISION: <br /> Findings and recommendation are adopted by the Council this 11 th day of March, 2015. <br /> --- Tom Wilharber, Mayor <br /> -"3t"t.\ Qom:r <br /> Teresa Bender, City Clerk <br />
