City of Centerville <br />Planning and Zoning Commission <br />March 3, 2015 <br />Discussion ensued regarding the current zoning of the property being B-1 (Commercial) <br />and the proposed use being similar to what is outlined in the City Code but not specifically <br />stated as allowable. <br /> <br />Motion by Commissioner Koski, seconded by Commissioner Haiden to schedule a public <br />th <br />hearing for consideration of a request for Conditional Use Permit – 6995 – 20 Avenue <br />South – (Mechanical Air Systems, Inc.). All in favor. Motion carried. <br /> <br />3) Offer to Purchase 1737 Main Street, Ms. Darlene Farley – Needs Rezoning from it <br />Existing Zoning of M-2 along with Add’l. Properties/Comp. Plan <br />Amendment/Downtown Redevelopment Plan Consideration <br /> <br />Administrator Ericson stated that the City Council received a purchase agreement from <br />Ms. Farley to purchase Lots 2, 9, 10, 11, Block 3, Centerville for residential purposes. <br />Administrator Ericson stated that the property is currently zoned M-1, Mixed Use and does <br />not allow for residential uses except as part of a planned unit development. Ms. Farley <br />was not presenting an application for a Planned Unit Development nor desired to. <br />Administrator Ericson also stated that the property has been utilized in the past as a <br />commercial business but been vacant for the past two years. Mr. Lou Suski, Gaughan <br />Companies, was out of town and unable to present the purchase agreement. Ms. Farley <br />was not present at the meeting. <br /> <br />The Commission had extensive discussion regarding the possibility of rezoning just the <br />parcels that Ms. Farley desired to purchase, possible spot zoning, potential for rezoning the <br />entire block and the ramifications that either zoning modifications would have on the <br />comprehensive plan or the City’s Master Plan and Development Guidelines for Downtown <br />Centerville. <br /> <br />Motion by Commissioner Montain, seconded by Commissioner Haiden to not recommend to <br />Council the rezoning of the above stated property for the above stated reasons. All in favor. <br />Motion carried <br /> <br />VI. DISCUSSION ITEMS <br /> <br />Commissioners that were available to attend the Joint Work Session that Council held on <br />February 25, 2015 were pleased with Council’s goals for the upcoming year and <br />Commissioner Montain requested that several items be included in the goals such as, <br />accountability of staff while unsupervised, snowplowing policy/procedures and cost <br />efficiency. <br /> <br />Several members of the Commission stated that they desired to work on more projects, felt <br />that they should meet more regularly to discuss items even if they do not have scheduled <br />public hearings and that they are an asset to the community and development. <br /> <br />VII.
