Based on <br /> our review,we offer the following comments for your consideration: <br /> Trip Generation <br /> • The 2012 land use and trip generation estimates are shown in Table 21-1. In general, the <br /> trip estimates seem reasonable, with the daily trip estimates rounded to the nearest ten. A <br /> couple of items to note for the trip generation: <br /> 1 1. The land use type used to generate trips for the proposed retail square footage is not <br /> clear,particularly for the a.m. peak hour. <br /> 1 2. There appears to be'a miscalculation for the apartment land use for the daily trip <br /> ' estimates. Based on our calculation, the daily trips should be 1,720, instead of the <br /> ' 1,560 shown in the table. <br /> 1 • The traffic study documents the use of a 30-percent pass-by trip reduction for the retail <br /> development. This seems reasonable based on data provided in the ITE Trip Generation <br /> ` Handbook.
