The calculation of ground floor size shall be as of the <br /> time when the building permit is issued. <br /> (B)An existing lot of record shall be deemed a buildable lot even though the lot area and/or dimensions are <br /> less than those required for the district,provided as follows: <br /> (1) Evidence must be presented that the lot in question met minimum requirements for the division <br /> of property under ordinance regulations in effect at the time of the division of property; <br /> (2) It fronts on a public street; and <br /> (3) The lot is within 70 percent of the minimum lot area and lot width required. <br /> 347 1 Page <br />
