()o Stantec <br />Centerville <br />Planning commission <br />Centerville Apartments - concept Plan March 2, 2016 <br />4) It appears that the apartment building straddles the Land Use Plan and zoning line <br />between high density residential and commercial, putting some of the project on the <br />Commercial land. <br />5) The commercial portion would need to be re -guided (Land Use Plan) and rezoned <br />(Zoning Map) so that the apartment project is consistent with the guiding and zoning. <br />6) The site appears to be about 5 acres in size, although there is no size noted on the <br />drawings. <br />7) Both the comp Plan and the zoning note a maximum of 12 units/acre, so the site would <br />allow up to about 60 units and this project is 108 units, or about 22 units/acre. <br />8) Density of 20-25 units/acre is typical and reasonable, and more housing near the center <br />of town is generally a good thing. If the project is to go forward at the scale proposed, <br />both the Land Use Plan and zoning would need to be amended. <br />9) The site plan is reasonable and parking adequate. The trail around the site is a good <br />feature. <br />10) For a project with a parking lot of this size, a second driveway onto Main Street might be <br />appropriate at the east end of the site. <br />11) There are numerous other details to be discussed.. including shoreland standards, <br />landscaping, lighting, building materials, and others, but the basic planning and zoning <br />needs to be understood and settled first. <br />
