CONDITIONAL USE PERMIT RESPONSES FOR THE PROPOSED <br />RUFFRIDGE-JOHNSON NEW FACILITY, CENTERVILLE, MN <br />Ruff ridge -Johnson Equipment Company has been a distributor of roadway, construction and mining <br />equipment to government and the building industry for over 75 years. We are specialists in the paving, <br />milling and aggregate processing equipment. We provide shop services for repair and maintenance of <br />equipment and have certified field mechanics for field services. We also sell a full range of related hand <br />tools and safety equipment to our customers. <br />Our previous discussions with the City of Centerville officials have resulted with us entering into a <br />purchase agreement with the City for an approximate S acre parcel of land to relocate our business <br />facilities. We are very excited about our decision to relocate our business to the City of Centerville and <br />look forward to meeting the required approvals to begin the process. <br />We have prepared our required Site Plan Submittal materials, and as part of this submittal we have <br />prepared this memorandum as required for the Conditional Use permit portion. As reviewed earlier with <br />City Officials our business is similar to those allowed in the B-1 Commercial and Industrial Uses. <br />Particular similar uses listed under B-1 are: Automobile and motorized equipment sales and service, and <br />Building Supply sales and storage yards. <br />Per the Conditional Use requirements under item 2 (a), (b) and (c) we offer the following comments for <br />your consideration: <br />a. We believe that relocating our facility into Centerville is desirable in that we will be contributing <br />to the City tax base, we have employees that will purchase items in the area and we are <br />purchasing the property from the City for our relocation. <br />b. Our proposed facility will not cause adverse effects on the adjacent properties, our new facility <br />will blend well with the existing commercial property in the area and will have a pleasing <br />appearance and will have a fully landscaped perimeter to meet the City Zoning Code. Traffic <br />conditions to and from our facility are very minimal. We believe the public safety, health and <br />welfare will not be compromised by our business. <br />c. Our facility has been designed to meet our needs and to be within the requirements of the B-1 <br />Commercial zoning district. Future development of open adjacent parcels and existing <br />neighboring facilities will not be hindered by our facility and use of our property. We take pride <br />in keeping our facility neat and orderly at all times and place this as a key component of our <br />success. <br />We hope this brief response clarifies adequately our firm desire to build a facility that we and The City of <br />Centerville will be proud of. We look forward to your review of our proposed project at Planning <br />Commission and City Council and are ready to answer any addition questions concerning our project. <br />Thank you. <br />22 <br />
