Stantec <br />February 7, 2017 <br />File: 193803433 <br />Attention: Planning Commissioners <br />City of Centerville <br />1880 Main Street <br />Centerville, Minnesota 55038-9701 <br />Dear Commissioners, <br />Reference: Ruffridge-Johnson Equipment Conditional Use Permit Revised Recommendation & <br />Findings of fact <br />Since the delivery of the planning report a revised site plan has been submitted. We have also <br />had the opportunity to review the application with the developer and their architect and <br />engineer. The following recommendation and findings reflect the new Information that has been <br />submitted. <br />RECOMMENDATIONS & FINDINGS <br />We recommend approval of the conditional use permit for the Subject Property with the following <br />conditions: <br />1. Staff review of final site development plans to confirm acceptable design solutions for the <br />five listed concerns related to the Grading Pian <br />2. The addition of plan details for the proposed sump pump must be added, along with <br />confirmation of the location of a backup generator if proposed <br />3. Staff review of acceptable design details for the trench drain, utility access hole and <br />sanitary sewer cleanout <br />4. Staff review and approval of design detail related to the edges of the proposed outdoor <br />storage area that are not currently shown to be edged by concrete curb. <br />Suggested Findings: <br />1. The proposed conditional use permit will approval a development that Is consistent with <br />the Comprehensive Plan <br />2. With compliance with the conditions of approval the application is consistent with the &1 <br />Commercial Zoning <br />Design with community in mind <br />
