<br />April 26, 2006 <br /> <br />Memo to Planning and Zoning Commission <br /> <br />From: Dallas Larson, City Administrator <br /> <br />A local resident has requested that the City consider amending its rules to allow a covered porch <br />to extend into the required front setback.. Other communities are split on this issue. I looked at <br />about a dozen zoning ordinances from other cities and found about half are like Centerville and <br />allow only uncovered entrances to encroach.. Some of those that do permit a covered porch <br />allow walls, others allow a roof only. Some examples of those that allow this in some form are <br />indicated below. The name of the city and an excerpt of their code language are indicated. <br /> <br />Cannon Falls <br />A one story enclosed entranceway for a detached single family or duplex dwelling may extend <br />into the front yard setback not exceeding four feet. <br /> <br />Brooklyn Park <br />The following are considered a permitted encroachment into the front setback if they <br />extend no more than a distance of six feet: balconies and porches, steps, stoops, and the <br />like provided they do not have a floor higher than the entrance floor to the building and <br />are not enclosed with windows, screens, or the like, although they may have a roof <br /> <br />Shorewood <br />A one story enclosed entrance for a detached single-family, two-family or townhouse <br />dwelling, existing prior to adoption of this chapter, may extend into the front yard setback <br />not more than four feet. The entrance shall not exceed six feet in width; <br /> <br />Lindstrom <br />Architectural projections extending not more than three feet into a yard area including <br />cantilevered roof overhang, except those indicated below <br /> <br />Osseo <br />A one-story enclosed entrance for a detached one-family, duplex, or townhouse dwelling <br />may extend into the front yard setback not exceeding four feet <br /> <br />St. Michael <br />A one-story entrance for a detached single-family or duplex dwelling e~ into the <br />front yard setback not exceeding five feet, subject to the approval of the _ <br />Administrator. <br />
