LAND SURVEYOR. A registered LAND SURVEYOR capable of preparing engineering plans for land <br />subdivision plats. <br />LOT. A portion of a subdivision or other parcel of land intended as a unit for transfer of ownership or <br />for development, capable of being occupied by one or more structures. <br />LOT DEPTH. The mean horizontal distance between the front and rear lines of a lot. <br />LOT, DOUBLE FRONTAGE. A lot, the generally opposite ends of which both abut on streets. <br />LOT WIDTH. The mean width measured at right angles to the depth. <br />NATURAL WATERWAY. Any natural passageway in the surface of the earth so situated and having <br />such a topographical nature that surface water flows through it from other areas before reaching a final <br />ponding area. The term also means to include any and all drainage structures that have been constructed <br />or placed for the purpose of conducting water from one place to another. <br />OWNER. The person having legal title, his or her duly authorized agent or attorney-in-fact, a purchaser, <br />devisee, fiduciary and a person having a vested interest in the property in question. <br />PEDESTRIAN WAY. A public or private right-of-way across a block or providing access within a <br />block, to be used by pedestrians and for the installation of utility lines. <br />PLAT. A map or chart indicating the subdivision or resubdivision of land, intended to be filed for <br />record. <br />RESERVE STRIPS. Narrow strips or narrow strips of land usually withheld from the street right-of- <br />way to form a barrier between certain property and the public street or thoroughfare. <br />RIGHT-OF-WAY. The land covered by a public road or other land dedicated for public use or for <br />certain private use, such as land over which a power line passes. <br />STREET. A right-of-way, which affords the principal means of access to abutting property. A <br />STREET may be designated as a highway, thoroughfare, parkway, boulevard, road, avenue, lane, drive, <br />place or other appropriate name. A STREET may also be identified according to type of use as follows: <br />(1) Arterial street or highway. Streets providing for traffic movements between traffic generation <br />areas. <br />(2) Collector streets. Streets providing connection primarily between arterial streets or arterial and <br />local streets. <br />(3) Local streets. Streets serving primarily as access to abutting properties and not intended as <br />major streets or highways carrying through traffic. <br />269 1 Page <br />
