Background <br />City of Centerville <br />2030 Comprehensive Plan <br />Zonina Districts <br />The Metropolitan Council requires that the Comprehensive Plan provide a brief <br />description of the existing zoning districts including allowable densities, intensity of use <br />and lot sizes. Consistent with State law, some of these zoning districts may need to be <br />updated after the Comprehensive Plan is officially adopted by the Centerville City <br />Council. These changes are described in more detail in the Implementation Chapter. <br />The official zoning controls can be found in Chapter 154 of the City Code. <br />Rural Residential District (R-1) <br />This district allows single-family detached housing at densities of not more than one unit <br />per ten acres. Other allowable uses include residential accessory uses, agricultural <br />production, produce stands and the keeping of some limited livestock. <br />High -Density Single Family Residential District (R -2A) <br />This district is intended to provide for higher -density single family units in detached, <br />attached and multi -family dwelling types where public utilities are available. Apartments <br />and condominiums are not to exceed 12 units per acre. Minimum lot size in this district <br />is '/< acre. <br />Single -Family Residential District (R-2) <br />This district is intended to provide for low density, traditional single-family detached <br />residences in areas where public utilities are available. This district also allows single- <br />family attached dwellings with two units. Minimum lot size in this district is 15,000 <br />square feet. <br />Single -Family Manufactured Housing District (R-4) <br />This district is intended to provide for single-family attached and detached housing <br />including manufactured housing in areas where public utilities are available. Special <br />requirements apply to the establishment of a manufactured home within the City. The <br />minimum lot area for this district is 7,500 square feet. <br />Single -Family Residential - Estate District (R-5) <br />This district is intended to provide low density single-family detached housing. Attached <br />units are not allowed in this district. Minimum lot area in this district is 17,500 square <br />feet. <br />Commercial District (B-1) <br />This district is intended to provide opportunities for retail and service businesses that <br />require larger development sites, highway visibility or highway access. Minimum lot size <br />for this district is 20,000 square feet and minimum building size is 1,000 square feet. <br />Industrial District (1-1) <br />This district is intended to provide opportunities for light manufacturing and industrial <br />uses trade businesses machine shops and other more extensive land uses. Minimum <br />lot size in this district is 1 acre. Minimum building size is 5,000 square feet. <br />otl <br />
