M Gmail
Raymond Pruban <raypruban@gmail.com>
City of Centerville & Watershed Meeting Confirmation
Raymond Pruban <raypruban@gmail.com> Thu, May 25, 2017 at 3:30 PM
To: Robert Johnson <rdjarchitect@gmail.com>, Shawn Bohan <sbohan@rls-aec.com>, Mike Brass
<mike@mikebrass.com>, Dhawkins1947@aol.com, Eli Rupnow <eli.rupnow@amiengineers.com>
Hello Everyone:
To confirm we are meeting next Wednesday at 10:OOAM with the City of Centerville at the City offices.
I believe we are meeting with Mike Ericson the City Administrator (mericson@centervillemn.com. Address
is 1880 Main Street, Centerville, MN
Immediately after that meeting we are heading over to Rice Creek Watershed at 4325 Pheasant Ridge
Drive NE #611, Blaine MN 55449. Eli, can you please confirm who we are meeting with in the event
you don't make the meeting.
FYI: Eli has a baby coming and may not be able to attend.
The key questions I See at this time:
1 - B-1 versus I-1 zoning. What is the property currently zoned for? Would they consider rezoning to I-1
or conditional use permit for this use?
2 - How does the staff feel about the storage units as a use for this property?
3 - Flood Plain and what is the current flood plain elevation level and what do the buildings need to set
be at? What work was done with FEMA?
4 - Confirm sprinklers would NOT be required. Is there a building size limit where that kicks in?
5 - Concept planning commission meeting, when is the next opportunity and when do they need
documents to go out in packets?
6 - Confirm required setbacks and other conditions that might affect property
7 - Ability to fill wetland #3 under "original RCWD permit". Is that still in affect with a new permit? What
were the conditions for that, if any?
Let me know if you need anything more.
This is my official hand off to Don's team.
