Blocks in new subdivisions shall meet the following standards: <br />(A) Length. The length of any block shall not be more than 620 feet. <br />(B) Pedestrian ways. The use of pedestrian ways through any block is to be permitted only when <br />absolutely necessary. Where permitted, pedestrian ways shall be at least 15 feet wide. <br />(C) Alleys. The use of alleys in any block is to be permitted only when absolutely necessary. Alleys <br />may be required in commercial areas where adequate off-street loading space is not available. <br />§ 153.19 LOTS. <br />The lot and yard sizes shall conform to the requirements of the city zoning chapter and the lots shall be <br />designed in accordance with the following design standards: <br />(A) Corner lots. The minimum corner lot dimensions for single-family, detached dwelling developments <br />where permitted under the zoning chapter shall be: <br />(1) At least ten feet wider at building setback line than permitted under the zoning chapter; <br />(2) Not less than minimum depth permitted under the zoning chapter; and <br />(3) Minimum lot area shall be increased by ten feet times the minimum lot depth permitted under the <br />zoning chapter. <br />(B) Shape of lots. Side lines of lots shall be approximately at right angles to straight streets and on radial <br />line on curved streets. Some variation from this rule is permitted when it is clearly evident that the <br />variation shall improve the overall design. In no case shall the rear lot line of any lot be less than 50 <br />feet. <br />(C) Access. Every lot shall be provided with access adequate for the use of public safety vehicles and other <br />public and private purposes and shall be served by a public or private street system, improved in <br />accordance with this chapter and connected to the general street system. <br />(D)Double frontage lots. Double frontage lots shall not be permitted, except: <br />(1) Where lots back upon a thoroughfare, in which case vehicular and pedestrian access between the <br />lots and the thoroughfare shall be prohibited; and <br />(2) Where topographic or other conditions render subdividing otherwise unreasonable. The double <br />frontage lots shall have an additional depth of at least 20 feet in order to allow space for a <br />protective screen -planting along the back lot line, and also in these instances vehicular and <br />pedestrian access between the lots and the thoroughfare shall be prohibited. <br />(E) Nonsewered lots. In areas which are not served by public sanitary sewer systems, no lot shall be <br />developed for residential purposes unless it meets the requirements set for lots outside the urban service <br />273 1 Page <br />
