The highlieits of <br /> the Plan are. <br /> a. Curved street with cul-de-sac. <br /> b. 24 detached townhomes with double garages. Unit value estimated <br /> between$400,000 and$475,000. <br /> c. Trail would be constructed through wetland to Brian Drive. <br /> d. To minimize impact to wetlands, setbacks from the street are reduced. <br /> Off-street guest parking for 8 cars is proposed at two locations. <br /> f. Plan as drawn proposes a private stroet but prefers a public street. <br /> g. The development would be connected to City at and sanitary sewer. <br /> h. The drainage would be treated on site in accordance with RCWD rules. <br /> A RCWD permit has been applied for and Approval is expected by <br /> October 129 2014. <br /> i. The development is being done in partnership with Sharper <br /> Communities, a Sharper Homes company. <br /> The Commissioners asked several questions to clarify the development plans. <br /> Commissioners generally embraced the proposal but preferred a public street, rather than <br /> private. The developer responded that he will modify the plan to meet the city street design <br /> standards and adjust building setbacks as much as possible. <br /> Administrator Larson noted that the project needs approval of three separate process <br /> provided in city code. First is a rezoning from R-1 to ® . Second is a subdivision <br /> approval.Third is approval of a Planned Unit Development. <br /> It was also noted that there is currently a subdivision request pending for the earlier plan <br /> that included a through street connecting to Brian Drive. That request will need a formal <br /> rejection from the City, unless the developer chooses to withdraw that application.
