This offer amount consists of $175,300 for property <br />purchase and or permanent or temporary easements and $2,000 for damages. We have disregarded any <br />benefit to the value of the property caused by the proposed highway improvement. A summary of the basis <br />for this offer, including a statement-of-rights to be acquired, is attached. Also attached you will find sketches <br />of the proposed right-of-way acquisition (colored portion), as it pertains to your property. <br /> <br />You will have a reasonable length of time to consider this offer. If you feel our offer does not reflect market <br />value, you may wish to secure your own appraisal. Minnesota law provides for reimbursement to owners, by <br />the acquiring agency, for the actual cost of an appraisal, in an amount not to exceed $1,500. Reimbursement <br />cannot be made, however, until your property has been acquired. <br /> <br />If you decide to accept the County's offer, the parcel will be acquired by direct purchase and you will be paid <br />upon satisfactory evidence of marketable title. The payment will be issued to all those who have an interest <br />in the property, as they are determined. If we are unable to negotiate a purchase, your property may be <br />acquired through an eminent domain proceeding.
