* ** *# * * ** ** * #** t f *# • a ** ** *# 4 * ** *##* * * * * * * * i ** * * ** <br /> Findings and Recommendation for Rezoning from R-1 to R-2 <br /> The Planning & Zoning Commission met on October 3, 2017, to consider an application <br /> for rezoning certain property from R-i to R-2. <br /> Findings: <br /> 1. The City received an application from the owner of certain property requesting a <br /> rezoning from R-1 to R-2, in conjunction with a subdivision and Planned Unit <br /> Development application. <br /> 2. The 2030 Comprehensive Plan provided guidance for future land uses in several parts <br /> of the city. <br /> 3. The Planning and Zoning Commission has determined that the proposed rezoning is <br /> in conformance with the future land use guide as indicated by the 2030 <br /> Comprehensive Plan. The rezoned land will be used for low density, single-family <br /> homes facilitating controlled population growth towards the City's goal of 5,000 <br /> residents. This rezoning will allowed construction of the proposed development ina <br /> manner that will protect existing wetland amenities while avoiding environmental <br /> constraints. <br /> 4. The owners of properties affected by the proposed changes were notified by mail, and <br /> published notice of the City's intention to amend the Official Zoning Map was given <br /> as required by law. <br /> 5. A public hearing was held on October 3, 2017, at 6:30 p.m. and all persons desiring to <br /> offer comments and testimony were heard and written comments were considered and <br /> placed in the record. <br /> RECOMMENDATION: <br /> The Planning & Zoning Commission has determined that the following property should <br /> be rezoned from R-1 (Rural Residential) to R-2 (Low Density Residential) and that the <br /> Official Zoning Map should be amended. <br /> See Attached "EXHIBIT A" <br /> The Commission recommends that the council approve its findings and recommendation <br /> and fin Cher that the Council adopt an ordinance amending the Official Zoning Map <br /> accordingly. <br /> Motion made and duly passed by the Planning&Zoning Commission of the City of <br /> Centerville on October 3, 2017. <br /> Dallas Larson, Interim Administrator <br />
