Centerville 2040 . <br /> • Identify a long range land use plan which incorporates community goals. <br /> • Establish roadway and trail corridors which link neighborhoods, parks, <br /> business centers and other community facilities together as well as <br /> amenities in adjacent communities. <br /> • Identify land which is suitable for commercial development and is accessible <br /> to existing and planned roadways and compatible with existing and planned <br /> land uses. <br /> • Limit development to areas identified with utility capability or staged <br /> according to growth sequencing plans. <br /> • Prohibit residential development with private utilities in areas included in <br /> the long range public utility service area. <br /> • Require all subdivisions to adhere to long range plans for thoroughfares, <br /> trails, parks and utility corridors to ensure continuity of development <br /> patterns and implementation of community priorities. <br /> It is the goal of the City of Centerville to: <br /> • Provide a housing mixture that will allow for low, middle, and high income <br /> families. <br /> • Provide for the orderly development of safe and efficient housing <br /> opportunities in the City. <br /> • Maintain a level of growth compatible with the available level of public <br /> services. <br /> • Provide non-motorized access to commercial properties and park <br /> amenities within the city and surrounding areas. <br /> • Promote and emphasize the small town atmosphere of the City. <br /> • Plan densities and provide services for a sustainable population in excess of <br /> 5,000 people at full build-out. <br /> • Increase housing densities to reach the population goal. <br /> • Connect the various neighborhoods of the city with trails and sidewalks. <br /> It is the policy of the City of Centerville to: <br /> • Encourage the revitalization of the existing housing stock in the City as a <br /> source of affordable housing. <br /> • Avoid adoption of regulations which create excessive obstacles to the <br /> development of affordable housing. <br /> • Protect residential neighborhoods from incompatible and offensive uses. <br /> Chapter 2 1 Page 2 <br />
