CITY OF CENTERVILLE REQUEST <br /> FOR COMMISSION ACTION <br /> entero (fe <br /> E77 <br /> Agenda Item# Department: Requested Meeting Date: <br /> Administration 5/1/2018 <br /> TITLE OF ISSUE: <br /> Fruth/Fischer Property Development <br /> BACKGROUND AND SUPPLEMENTAL INFORMATION: <br /> Diamondview Partners, LLC has requested review of a Concept Plan for development of the Fruth/Fischer <br /> properties, two adjacent 10 acre parcels on the east side of Old Mill Road, abutting the northern city limits. The <br /> development lies just west of the Peltier Estates development, also, initially proposed by Diamondview. The <br /> property is currently zoned R-1. It was given contingent rezoning several months ago, but conditions of that <br /> action were not met, so we would view the property as still being R-1. For concept plans, we do not charge the <br /> developer for the review, and therefore, do not engage our consultants. However, a cursory review by city staff <br /> offers a few comments: Proposed layout appears to meet R-2A. Wetland impact is minimal. A connection to <br /> Revoir St. should be made. Connection of the two cul-de-sacs should be considered, with possible <br /> disconnection of one of the entrances onto Old Mill Rd. Curvelinear elements to streets should be considered. <br /> COST AND SOURCE(S) OF FUNDING: <br /> No Cost <br /> REQUESTED ACTION: <br /> Review and discussion of Concept Plan. The commission may wish to give the developer some non-binding, <br /> general comments.
