Centerville 2040 <br /> Beginning in the summer of 2005, and approved by the City Council in January of 2006, the <br /> master plan includes a set of design guidelines and zoning amendments. The Downtown <br /> Area Master Plan & Development Guidelines propose recommendations that reinforce and <br /> guide public/private investment in a manner that will strengthen the viability of the area. <br /> While the Master Plan may no longer be economically feasible, the form and character of <br /> development within downtown will be required to adhere to the development guidelines. <br /> The purpose of the Master Plan & Development Guidelines was to establish an appropriate <br /> framework for future redevelopment of downtown as a vibrant Mixed-Use destination, to <br /> incorporate: <br /> • An overall vision for redevelopment of the area, including the pattern, form and <br /> character of new development and open space in the interest of creating a cohesive <br /> mixed-use downtown area. <br /> • A framework of transportation improvements needed to support the <br /> redevelopment of the area and to create appropriate levels of parking as well as <br /> vehicular, bicycle and pedestrian access to the downtown. <br /> • A set of design standards to guide the architectural quality of new development <br /> within the downtown area. <br /> The master plan was also coordinated with the plans for the redesign and expansion of <br /> County State Aid Highway 14(Main Street). The master plan integrated efforts to calm traffic, <br /> provide a safe pedestrian environment and provide guidelines for buildings that respected <br /> the pedestrian scale and encouraged walkability. <br /> It is anticipated that following the adoption of the 2040 Comprehensive Plan that the City <br /> will revisit the Downtown Master Plan to updated it based on market feasibility. While the <br /> master plan will evolve the basis of the downtown vision as a mixed use development will <br /> remain. <br /> ,V: <br /> According to the Metropolitan Council, the City had 430 jobs in 2016. According to the MN <br /> DEED Quarterly Census of Employment and Wages, most of the major employers in <br /> Centerville can be classified as education and health services, leisure and hospitality, <br /> construction and trade, or transportation and utility. Innovative Tools & Technologies, Inc, <br /> North Metro Millwork, and John Hart, USA are examples of businesses in the City's existing <br /> industrial park. Further employment opportunities are anticipated to include manufacturing, <br /> service, and office positions. <br /> Chapter 3 1 Page 15 <br /> 83 <br />
