August 8, 2018
Centerville City Council
Old Mill Estates-Preliminary Plat and Rezoning
3) Planned Unit Development
The applicants originally submitted an application for a Conditional Use Permit for a
Planned Unit Development to address any non-conforming lots and the private
drive. At question were the two remote lots since their configuration and use of a
private road were not in conformance with the City code. City staff worked with
the development team to bring the lots and street into conformance to avoid a
PUD. The compromise recommended by the Planning Commission would have all
lots in compliance with the City's standards including public road access.
4) Street layout
As proposed, Street A
is a 720-foot long cul-
de-sac that connects
from Old Mill Road
and runs east-west
through the
development. Street ,,,,,,
„
B also begins from Old
Mill Road and
connects to the
existing Revoir Street
cul-de-sac to the , y , t
AN
south.
5) Trail/sidewalk connections
a. An existing sidewalk runs along
NPIN ayagp/rlriii lro vuryiiDrJDIIU'1VyuVJyJJyI JG11nYJJ)JpJ)
Old Mill Road from Revoir Street
and ends at the southern edge
of the proposed development's
property line. The plat does not
provide a level of detail to
identify sidewalks on the two
new streets.
b. A trail or sidewalk through the
development that connects to
Acorn Creek Park would be
desirable. Encouraging active modes of transportation can reduce car traffic
impacts while traveling to existing nearby community amenities. The two residential
developments bordering the park are connected to it via a trail or sidewalk.
wfflh r„ ?rnrnunii,/ in rrfirrl
