The current permit allows "Alex's Lawn and <br /> Turf, LLC to operate a landscaping business..." at 7087 20th Ave. South. The applicant <br /> is requesting a change to their CUP to allow additional bins and the retail sale of <br /> landscaping materials to its customers. <br /> Site History <br /> Records indicate that Eagle Trucking (which was a dirt excavation company) owned the <br /> property at 7087 20th Ave. S. and was in the building in 1988 until the City purchased it <br /> in 2000. The City of Centerville's Public Works Department, then, operated from the <br /> building until 2008. The building sat vacant until 2014 when Alex's Lawn and Turf, <br /> LLC purchased, renovated, and commenced operation on the site and has been operating <br /> there since. <br /> The site has been zoned Business (B-1) since at least the late 1980's with the exception of <br /> the period where the city owned it, when it was changed to "Public(P-1)". The City <br /> rezoned the property from P-1 back to B-1 in early 2013 as the City was no longer <br /> utilizing the property. Returning the property to the B-1 zoning matched the abutting <br /> zoning of properties along 20th Avenue and was consistent with the existing growth <br /> management plan from the city's adopted comprehensive plan. The city's current <br /> comprehensive plan continues to guide this property for Commercial use. <br />
