You or the residence received a <br /> copy of this public hearing notice. <br /> On October 21,2015 the Planning&Zoning Commission considered a plat for this property,Council subsequently <br /> approved it and you received a public hearing notice for the meeting. <br /> On November 18,2015 the Planning&Zoning Commission considered a Conditional Use Permit for the use of the <br /> property as a landscape company,Council subsequently approved it and you received a public hearing notice for the <br /> meeting. <br /> I have attached a copy of Alex's Landscaping Conditional Use Permit with their requirements that are in addition to the <br /> City's Code. <br /> All along 20th Avenue South abutting the rear of your property and your neighbor's is a Commercial(B-1)Zoning District <br /> and the opposing side of 20th Avenue South is Industrial(1-1)zoning. <br /> The City believes that with the owner's recent utilization of the property and eagerness to meet requirements of the <br /> Conditional Use Permit,noises that may be emitting from the property are outside of the normal business noise that you <br /> will encounter in the future. The business is in compliance with the levels being emitted between the hours of 7:00 a.m. <br /> and 10:00 p.m.at this time. <br /> The owner is currently installing an 8' privacy fence which will assist in the noises being muffled and the property does <br /> have the required berm installed on the rear of the parcel. The owner is also preparing to install an asphalt parking area <br /> along with bins for storage of wood chips/rock/etc.associated with the business operations. <br /> We apologize for the disturbances that you have been enduring,however,the business has met all required <br /> qualifications of the City's Comprehensive Plan and City Code regarding zoning and operating their business in the <br /> properly zoned zoning district. <br /> Please feel free to contact me with any additional concerns that you may encounter in the future. <br /> Sincerely, <br /> J.�gwmder <br />
