Summary and Staff Recommendation <br /> Staff recommendation is to approve the amended CUP for Alex's Lawn and Turf, LLC <br /> with changes noted below: <br /> 1. Increase the amount of allowed bins to 24 <br /> 2. Allow the sale of bulk landscaping materials with the following limitations: <br /> a. Prohibit sales to contractors <br /> b. Prohibit loading vehicles larger than 1-ton pick-ups, except those owned <br /> by Alex's Lawn & Turf, LLC. <br /> C. Prohibit loading of rock products larger than 4-inches in diameter except <br /> between the hours of 9:00 AM and 3:00 PM <br /> 3. Snow removal equipment that is to be utilized after normal business hours (8:00 <br /> a.m. —5:00 p.m.)will be removed from the site prior to those hours as not to <br /> disturb the neighboring properties outside of normal business hours. <br /> Prior to the amended CUP being executed and recorded, by the City, the following must <br /> be demonstrated to City staff: <br /> 1. Yard & Quarry Direct has ceased its operation at the site. This will include, but <br /> may not be limited to: <br /> a. Website no longer shows Centerville as an address for the business or <br /> further implies that bulk materials may be purchased through Quarry <br /> Direct in Centerville <br /> b. All signage for Yard and Quarry Direct is removed from the site <br /> 2. Site is in compliance with all sign ordinances. <br /> 3. Site is in compliance with existing Conditional Use Permit, with the exception of <br /> the number of bins. <br /> City staff will be on hand at the Public Hearing and Planning and Zoning Commission <br /> meeting to answer questions. <br /> Sincerely, <br /> Mark R.
