Mr Jim Boo <br /> The City of Centerville has three interested developers for the site at 7073 Centerville Road. They would <br /> like each interested developers to present their concept plans for the site at a combined meeting of the <br /> Economic Development Authority and the Planning and Zoning Commission, on Wednesday,January 16, <br /> 2019. After hearing all proposals,the city hopes to choose one of the proposing firms to enter into a <br /> Letter Of Intent(LOI) to move forward to discuss, in more detail, their proposed use. <br /> The bullet points below give an outline of what the City is looking for in a development. We look forward <br /> to seeing your presentation on the 16th of January. <br /> • City owns property on Block 7, of the original plat of Centerville. Current asking price is <br /> $349,000 <br /> • Current zoning is M-1/M-2. M-1 requires retail on first floor. City may waive this requirement. <br /> • City would like this block to be a catalyst to further redevelopment of the downtown and hopes <br /> it will help spur interest in retail opportunities in the area. As such, density, to help drive retail, <br /> will be part of the evaluation, balanced with the quality of the individual units and overall <br /> project value. <br /> • Streetscape improvements on Centerville Road will be required. They will follow a similar <br /> pattern to those on Main Street. <br /> • Road improvements on Sorel Street will be required. <br /> • Sewer and water are in place on the site and are shown on the site plan (survey). Both are sized <br /> appropriately for high density development. <br /> • Stormwater treatment is in place and available for use, off site, with no direct cost(other than <br /> standard city fees and the cost of site storm sewer to connect into the trunk system). <br /> • 2018 City fees are as shown on the attached fee schedule. We do not anticipate major increases <br /> in any of those fees for 2019, but certainly modest increases would be possible. <br /> • Attention should be paid to the intent of the Downtown Master Plan and Design <br /> Guidelines. Architectural elements and the layout of the development, especially as it fronts <br /> Centerville Road will be of particular importance. <br /> • The Downtown Master Plan calls for all parking (except visitor parking)to be underground or <br /> secured. While this is preferred,the city is open to alternative proposals with regard to parking. <br /> • Proposals should address whether the development intends to be owner-occupied or rentals. <br /> • We will be entertaining concept plans for redevelopment of the site at a joint meeting of <br /> P&Z/EDA on Jan 16.
