COMMUNITY DEVELOPMENT <br /> Comp Plan <br /> Comments on our submitted plan have now been received from Met Council. City staff <br /> and our consultant are working to address them. None of the comments appear to be <br /> substantive. <br /> Peltier Estates <br /> No recent news. <br /> Waterworks Site/DeFoe Property <br /> Significant progress has been made on Homeowner's Association Documents in the past <br /> few weeks. We also saw a first draft of the Landscaping Plan, which has been a long <br /> awaited part of the overall development plan. We are hopeful all final documents will be <br /> ready for final approval at the next City Council meeting and that we can finally record <br /> the plat and start issuing building permits as soon as the frost is out of the ground. We <br /> received a revised certificate of insurance for the property. <br /> Old Mill Estates <br /> City staff and the developer continue working on the Developer's Agreement and related <br /> documents,prior to bringing a Final Plat forward for approval. Significant progress has <br /> been made on these documents in the past few weeks. <br /> Block 7 Property <br /> The Planning and Zoning Commission met, in a joint session, with the EDA to review <br /> downtown redevelopment proposals. They voted to move forward with Trident <br /> Development. Staff will begin negotiations and move towards a memorandum of <br /> understanding or some other form of agreement to outline the major issues at hand. This <br /> is a very exciting first step towards revitalizing the downtown area. <br /> A kick-off meeting with the developer and city staff and consultants is scheduled for <br /> Monday, April 15. <br /> Commerce Drive Property <br /> A purchase agreement has now been executed for $405,000 and staff intends to meet with <br /> Midwest Best Water and their engineers to work out the details of the project. In general, <br /> we know that they plan to build a 25,000 sf building, of which they intend to occupy <br /> 15,000 sf and lease out two 5,000 sf bays to industrial tenants. <br /> 20' Avenue Corridor Zoning <br /> The zoning issues along 20th Ave. and Commerce Drive are,partially, on this City <br /> Council Agenda. Further modifications to the zoning code and zoning map will be <br /> proposed at next month's Planning and Zoning Commission meeting. <br /> 9 <br />
