Occupants and their guests. <br /> 7.6 Business Use Restricted. No business, trade, occupation or profession of any <br /> kind, whether carried on for profit or otherwise, shall be conducted, maintained or <br /> permitted in any Unit or the Common Elements; except (i) an Owner or Occupant <br /> residing in a Unit may keep and maintain his or her business or professional <br /> records in such Unit and handle matters relating to such business by <br /> correspondence, telephone, facsimile, computer or other electronic means <br /> therefrom, provided that such uses are incidental to the residential use, do not <br /> involve physical alteration of the Unit and do not involve any observable business <br /> activity such as signs, advertising displays, bulk mailings, deliveries, or visitation <br /> or use of the Unit by customers or employees, (ii) the Association may maintain <br /> offices on the Property for management and related purposes and (iii) a <br /> Homebuilder may carry on its business of constructing a Dwelling on each Unit <br /> owned by it and shall be allowed to advertise and to show the completed <br /> Dwelling, including but not limited to signage to advertise the Dwelling as a <br /> model home, a "Parade of Homes" home or an open house to induce the sale of <br /> such Dwelling. <br /> 7.7 Animals. The breading of or keeping of any kind of animal for business or <br /> commercial purposes is prohibited anywhere on the Property. The Board shall <br /> have the exclusive authority to prohibit, or to allow and regulate, by Rules and <br /> Regulations, the keeping of animals on the Property for personal use, including <br /> authority to prohibit or to allow and regulate, ancillary structures and/or <br /> Improvements intended for use by any animal. Exterior kennels are not allowed. <br /> Notwithstanding the foregoing, subject to local, state and federal laws, rules and <br /> ordinances, no more than two (2) animals may be allowed to be kept at any Unit. <br /> The word "animal" shall be construed in its broadest sense and shall include all <br /> living creatures except humans. <br /> 7.8 Alterations to a Unit. An Owner may not make changes to the exterior of a <br /> Dwelling or to the yard without prior written authorization of the ACC as <br /> provided in Section 8, below. <br /> 7.9 Parking and Outside Storage. Garages, driveways and other parking areas on <br /> the Property shall be used only for parking of vehicles owned or leased by <br /> Owners and Occupants and their guests, and such other incidental uses as may be <br /> authorized in writing by the Board. However, no watercraft, trailers, recreational <br /> vehicles or commercial vehicles shall be parked or stored in the driveway, other <br /> parking area or anywhere on the Property (except inside the garage). The Board <br /> shall have the authority to regulate, by Rules and Regulations, the use of <br /> driveways and other parking areas on the Property, and the types of vehicles, the <br /> number of vehicles and personal property permitted thereon, including, without <br /> limitation, the right of the Association to have a vehicle towed at its owner's <br /> expense or to remove unauthorized personal property from the Property, including <br /> the Units, outside of the Dwellings.
