g. The entrance monument, landscaping and lighting located on Outlot A, <br /> Bay View Villas, Anoka County, Minnesota. <br /> h. The docks and slips located on Outlot B Bay View Villas, Anoka County, <br /> Minnesota. <br /> i. The riprap along all areas of shoreline within the Association. <br /> j. All elements of the Landscape Plan (Exhibit C) including but not limited <br /> to plantings and trees. <br /> k. Any additional Common Element amenity or Limited Common Element <br /> amenity added to the Property upon the affirmative resolution by the <br /> Board after the date hereof. <br /> 9.2 Association Maintenance of Units. In addition to the Maintenance described in <br /> this Section, the Association shall provide the following Maintenance to the <br /> Units: <br /> a. Maintenance of lawns, shrubs and trees, including, without limitation, <br /> mowing, which shall include, but is not limited to, the following: <br /> i. Spring clean-up; <br /> ii. Lawn mowing; <br /> iii. Application of lawn fertilizer; <br /> iv. Annual shrub trimming; <br /> v. Spring set up and fall blowout of all irrigation/sprinkler systems, <br /> including the systems on each Unit; <br /> vi. Riprap on the shoreline; <br /> vii. All elements of the Landscape Plan (Exhibit C) including but not <br /> limited to plantings and trees; and <br /> viii. Autumn clean-up for leaves, brush and other seasonal debris. <br /> b. Snow removal from driveways, walkways, and front steps, but excluding <br /> rear patios and other hard surfaces. <br /> 9.3 Maintenance by Owner. Except for the Maintenance required to be provided by <br /> the Association under Section 9.1 and 9.2, all Maintenance of the Dwellings and <br /> Units shall be the sole responsibility of and at the expense of the Owners thereof. <br /> The Association or the ACC may require that any exterior Maintenance to be <br /> performed by the Owner be accomplished pursuant to specific uniform criteria <br /> established by the Association. Any exterior Maintenance which the Owner fails <br /> to perform or improperly performs, the Association may undertake and assess the <br /> Unit and the Owner for the cost thereof. Notwithstanding the foregoing, any <br /> damages to an Owner's irrigation/sprinkler system shall be the responsibility of <br /> the Owner, except that damages which occur and are discovered in the spring as <br /> 24 <br /> Version for Council 05/22/2019 <br />
