September 11, 2019 <br />Centerville City Council <br />Page 8 of 10 <br />RE: Downtown Zoning Updates <br />In summary, the proposed changes to the zoning code to address accessory structures and <br />storage in the downtown include: <br />(1)ssory buildings in the M-1 and M-2 districts, <br />indicating that accessory buildings are allowed as a conditional use. <br /> <br />(2) <br /> that accessory storage is allowed within all <br />districts as a permitted use. <br /> <br />(3)Section 156.107 relating to accessory uses and structures will be updated with the following <br />conditions for non-residential accessory structures <br /> <br />a.No more than two detached accessory buildings are permitted on any parcel. <br />Combined aggregate square footage for detached accessory structures shall not <br />exceed 1000 square feet or 10% of the lot area, whichever is less <br />b.In no event may any accessory building exceed the square footage of the main <br />level of the principal structure. <br />c.No accessory structure may be constructed on a parcel without a principal <br />structure. <br />d.No accessory structure shall be erected or located within the front yard. <br /> <br />(4) <br />principal structure shall be directly related to and incidental to the principal use. <br /> <br />The attached ordinance shows the changes as they would appear within the City Zoning Code. <br /> <br />RECOMMENDATIONS <br />There are numerous individual changes being proposed, but there are four basic actions to be <br />taken: <br />1)We recommend the City Council approve of the draft ordinance amending the text and <br />table of uses for the M-1 and M-2 districts, and text regarding accessory structures and <br />storage. <br /> <br />2)We recommend that the City Council approve rezoning the following properties from M-1 <br />to M-2, as illustrated in the map excerpts in this memo: <br /> <br />23-31-22-24-0026 7087 Progress Road <br />23-31-22-24-0040 <br />88 <br /> <br />
