Atlas Villas Memory Care Project (Main Street) <br />Staff and consultants held a teleconference with the prospective developer and operator <br />of the proposed Memory Care facility to gain better understanding of their intended <br />operation. Specifics of staffing levels, training, security, day to day operations, state and <br />county licensure and other issues were discussed in detail. We are working with the <br />applicant to put into writing these operational expectations, so that they can become a <br />formal part of our proposed land use permit. <br /> <br />rd <br />Pheasant Marsh 3 Addition Letter of Credit <br />The city has received, from the developer, a request for the release of the Letter of Credit <br />rd <br />(LOC) for Pheasant Marsh 3 Addition since they have now sold the last remaining <br />vacant lots. Staff has reviewed this request and will be asking the Council questions <br />regarding its release during a closed session on their agenda. <br />Driveway/Residential Parking Rules <br />Staff intends to bring ordinance revision language back to the next P&Z meeting. <br />Development Inquiries <br /> Retail space for small business. <br />General <br /> Follow-up on several ongoing code violations <br />A letter was sent to legal reing them of two conditions <br />which are out of compliance with their Conditional Use Permit. The deadline to remedy <br />those situations is November 30, 2019. Staff will be discussing water tower access with <br />the council at their meeting. <br />th <br />7129 20 Ave. <br />The Planning and Zoning Commission heard an appeal from the business owner on the <br />issue of their lighting being a nuisance. The issue was tabled as the business owner <br />expressed plans to comply with the requirements laid out by the zoning administrator by <br />the end of August. A follow-up letter was sent to the business owner, requiring him to <br />abate the nuisance before the next Planning and Zoning Commission meeting. <br /> <br />Wholesome Health <br />Another follow-up letter was sent, requesting a response to earlier notices regarding the <br />need for a sign permit. <br />8 <br /> <br />
