Centerville 2040 Comprehensive Plan <br /> <br /> <br />Table 20 below shows the anticipated timing of growth in population and households <br />based on potential new units projected by the Metropolitan Council. As all remaining <br />developable areas are within the MUSA a multi-year staging plan is not necessary. <br />Anticipated forecasts for growth are illustrated in Table 20 to help gauge projected <br />timing. Development and redevelopment in the City will be dictated based on market <br />conditions in the region. Economic conditions and other factors may stall the pace of <br />development, as well. It is not intended that the anticipated growth represented in Table <br />20 be strictly applied. In <br />2000 the household size was 2.77 persons. In 2010 the estimate was 2.70 and in 2016 <br />the estimate was 2.69. Anoka County and the metropolitan region are expected to see a <br />continued decline in household size. <br />S TAGED D EVELOPMENT AND R EDEVELOPMENT <br />The City is completely within the Metropolitan Urban Service Area (MUSA) and as a result <br />expansion of the MUSA is not necessary as it relates to staged development. Map 4-3 outlines <br /> <br />The timelines depicted in Map 4-3 are for planning purposes only and market demands may <br />result in parcels developing earlier or later than currently anticipated.
