Such deposit in the <br />U.S. Mail shall not affect the deemed delivery of the notice by facsimile, provided that the <br />procedures set forth above are fully complied with. <br /> <br />Any party, by notice given as aforesaid, may change the address to which subsequent notices are <br />to be sent to such party. Possession of the Real Property will be delivered by the Seller to <br />the Buyer on the Date of Closing. <br /> <br />13. REMEDIES. If Buyer defaults under this Agreement and fails to cure such default <br />within the time period allowed by Minn. Stat. § 559.21, subd. 4(a) (30 days), this Agreement will <br />terminate, and upon such termination, Seller will retain the Earnest Money as liquidated damages. <br /> <br />10 <br /> <br />
