Centerville 2040 Comprehensive Plan <br /> <br /> <br />Limit development to areas identified with utility capability or staged according to <br />growth sequencing plans. <br />Prohibit residential development with private utilities in areas included in the long-range <br />public utility service area. <br />Require all subdivisions to adhere to long range plans for thoroughfares, trails, parks <br />and utility corridors to ensure continuity of development patterns and implementation <br />of community priorities. <br />R ESIDENTIAL G OALS AND P OLICIES <br />It is the goal of the City of Centerville to: <br />Provide a housing mixture that will allow for low, middle, and high-income families <br />which does not discriminate against persons seeking housing based on age, religion, <br />race, ethnic origin, sexual preference, gender, or disability. <br />Provide for the orderly development of safe and efficient housing opportunities in the <br />City. <br />Maintain a level of growth compatible with the available level of public services. <br />Provide non-motorized access to commercial properties and park amenities within the <br />city and surrounding areas. <br />Develop design guidelines to support new or renovated housing that contributes to the <br />physical character of the neighborhood, healthy living, and environmental and <br />economic sustainability. <br />Promote and emphasize the small-town atmosphere of the City. <br />Plan densities and provide services for a sustainable population in excess of 5,000 <br />people at full build-out. <br />Development of workforce rental housing. <br />Maintenance of existing naturally occurring affordable housing stock. <br />Development of higher end housing that would allow for more affordable existing <br />housing stock to become available <br />It is the policy of the City of Centerville to: <br />Encourage the revitalization of the existing housing stock in the City as a source of <br />affordable housing which does not discriminate against persons seeking housing based <br />on age, religion, race, ethnic origin, sexual preference, gender, or disability. <br />Avoid adoption of regulations which create excessive obstacles to the development <br />of affordable housing. <br />Protect residential neighborhoods from incompatible and offensive uses. <br />Identify areas appropriate for multiple family and senior housing opportunities. <br /> Page 22 <br /> <br /> <br />
