Centerville 2040 Comprehensive Plan <br /> <br /> <br />Develop retail uses in a clustered or shopping center concept as a preferred <br />alternative to strip malls or scattered development. <br />Connect shopping areas to each other and to residential areas with sidewalks and <br />pedestrian byways and bicycle trails. <br />Establish commercial land uses in proximity to commercial development of adjacent <br />communities to maximize the benefit for businesses within Centerville. <br />Maintain standards for landscaping and screening to ensure adequate aesthetic <br />controls. <br />Maintain adequate standards for buildings and signage design, site access, parking, <br />maneuvering, loading, and structure setbacks. <br />Enforce standards for structure upkeep and site maintenance to ensure long-term <br />aesthetic controls. <br />Revisit all established standards as appropriate. <br />M IXED U SE G OALS AND P OLICIES <br />It is the goal of the City of Centerville to: <br />Support the development of a mixed-use downtown consistent with the goals laid <br />out in the Master Plan. <br />Use the mixed-use designation to promote well-designed, pedestrian-oriented <br />development that enhances the quality of life for City residents and promotes a <br />Review the downtown development plan and guidelines. <br />It is the policy of the City of Centerville to: <br />Require that all development in the area identified as the downtown follow the goals, <br />policies and guidelines of the Downtown Master Plan. <br />Utilize City regulatory and economic development tools to encourage commercial <br />and residential development within the downtown area that is consistent with the <br />vision of the Master Plan. <br />Require that all development within areas guided for mixed-use have sidewalks on <br />both sides of every street. <br />Utilize design guidelines for mixed-use areas to: <br />o Minimize the impact of automobiles through strategies such a shared parking, <br />in which adjacent land uses having different peak-hour parking demands can <br />share parking facilities <br /> Page 24 <br /> <br /> <br />
