<br />733 Marquette Avenue, Suite 1000, Minneapolis, MN 55402 <br />Memorandum <br />DATE: October 20, 2020 <br />TO: Centerville Planning & Zoning Commission <br />FROM: Phil Carlson, AICP, Stantec, Senior Planner <br />RE: Industrial Outside Storage, Draft Ordinance Amendments <br />INTRODUCTION <br />The City is interested in reviewing the issue of outside storage in the Industrial zoning district. We <br />have researched the zoning standards for industrial outside storage in five nearby communities <br />and find there are slightly different approaches and standards, but all five allow outside storage in <br />some or all industrial districts: <br /> <br />1) Ham Lake, Forest Lake, and Wyoming allow outside storage in some or all industrial districts <br />if fenced or screened. <br /> <br />2) Hugo and Lino Lakes list outside storage as bo <br />allowed if screened. Hugo limits the size related to the building on site to 1:!; Lino Lakes to <br />2.5:1. <br /> <br />Excerpts from these five zoning codes are attached. <br />CURRENT CENTERVILLE STANDARDS <br /> The Centerville Zoning Code, Section 156.004 Other Standards, has the following, which <br />might be amended to include outside storage and to clarify that the accessory use must <br />be on the same lot as the principal use, not just in the City: <br /> <br />(E) Accessory uses. Accessory uses such as off-street loading areas, drainage ponds <br />and other drainage structures, and parking lots are prohibited in any zoning district <br />when the associated principal use is not located in the City of Centerville. <br /> <br /> <br /> <br /> <br /> <br /> <br />
