The screening shall be to a minimum <br />height of six feet or a height sufficient to screen the outside storage. Raw materials <br />will only be allowed provided the material does not produce noxious fumes, <br />obnoxious products, byproducts or wastes, or creates other objectionable impact <br />on the environment or on nearby property. <br /> <br />I-3 General Industrial district <br />90-107(c) Accessory uses <br />Exterior storage, not exceeding the size of the building (refer to section 90-224). <br />Sec. 90-224. - Exterior storage. <br />(a) It is unlawful for any person to use a property for exterior storage, except in <br />conformance with this chapter. <br />(b) Exterior storage on an area not exceeding the size of the principal building on <br />the site is a permitted accessory use in the general industrial district. Exterior storage <br />exceeding the size of the principal building may be allowed in the general <br />industrial district by conditional use permit. <br />(c) Exterior storage of farm materials and products is a permitted accessory use in <br />the agricultural and long-term agricultural districts on all parcels of property, and in <br />the rural residential district on parcels of land exceeding ten acres in size. <br />(d) Exterior storage areas shall be fenced and screened from adjacent property <br />and public right-of-way. Fencing and screening of exterior storage areas on parcels <br />of land exceeding ten acres in size is not required in the agricultural, long-term <br />agricultural, and rural residential districts unless required by conditional use permit. <br />(e) Exterior storage shall meet all yard setback requirements. <br />(f) Except in the agricultural, long-term agricultural, and rural residential districts, <br />exterior storage areas shall be paved with bituminous, concrete, pavers, or other <br />approved dustless and erosion-resistant material. Positive drainage control through <br />use of curb, gutter, storm sewer, or other approved means shall channel all <br />stormwater from exterior storage areas into a public drainage channel. Treatment <br />of stormwater runoff shall comply with national urban runoff protection standards <br />prior to discharge into the public system, unless the property is served by a regional <br />treatment facility. <br /> <br />
