CITY OF CENTERVILLEREQUEST FOR ACTION Agenda Item # Department: RequestedMeetingDate: December 8, 2020 Planning and Zoning V.1.a TITLE OF ISSUE: Block 7 Redevelopment - Row Home Concept Plan Presentation - Apollo Development BACKGROUND AND SUPPLEMENTAL INFORMATION: The city has been approached by Apollo Development with a row-home concept for the redevelopment of the city-owned portion of Block 7, downtown. This concept meets the minimum density requirements outlined in city code, the downtown master plan and our comprehensive plan. The developer has made attempts to meet the intent of the downtown master plan guidelines with regard to other elements, such as setbacks, building materials and road access. Block 7 is zoned M-2, which does not require retail on the first floor. If the commission was amenable to the concept plan's overall design intent, staff suggests engaging the developer in creating a memorandum of understanding, outlining the framework of a developer's agreement, including allocation of costs such as streetscaping, land price, city fees, trail and utility relocations and the like.
