4 <br /> <br />Table 3 - Development Economics w/ and w/o Assistance <br /> <br />We feel that a land write-down is a reasonable request due to the properties long term undeveloped <br />status and the new additional tax revenue from this project. With certain City fees waived the project <br />can incorporate the relocation of utilities, the Sorrel Street improvements, the relocation of the regional <br />trail and the streetscaping Centerville Road into the budget. The regional trail runs through the property <br />and the development plan is to relocate the trail in a creative way to benefit the community. We are <br />requesting a waiver of the park dedication fee as we plan to relocate the regional trail and potentially <br />dedicate that property to the City.
