IV. Review and Approvals Process <br />Development within the Downtown Area will <br />generally consist of a subdivision and site <br />plan. In these cases, the applicant will follow <br />the normal subdivision and site plan <br />requirements of the City subject to the <br />submittal requirements contained herein. For <br />subdivisions, expansion or fagade <br />replacement of existing buildings, the review <br />process will include sketch plan review, <br />preliminary plat, and final plat. Existing <br />businesses wishing to perform routine <br />maintenance such as window or door <br />replacement or renovate a minor portion of <br />their structure without adding square footage <br />are subject to existing codes and will not be <br />required to adhere to the development <br />guidelines.
