CITY OF CENTERVILLE, ANOKA COUNTY, MINN. <br />Findings and Decision regarding <br />Conditional Use Permit/Planned Unit Development <br /> <br />The Planning & Zoning Commission met on March 3, 2021 to hold a public hearing to <br />consider a request of Sharper Communities, LLC for a Planned Unit Development of <br />their property. <br /> <br />FINDINGS: <br />1) The property is currently described as: <br />The North Half of the Northeast Quarter of the Southeast Quarter of Section 14, <br />Township 31 North, Range 22 West, Anoka County, Minnesota, except the <br />following described property: <br />That part of said North Half of the Northeast Quarter of the Southeast Quarter of <br />Section 14, Township 31 North, Range 22 West, Anoka County, Minnesota, <br />described as follows: Beginning at the Southeast corner of said North Half of the <br />Northeast Quarter of the Southeast Quarter; thence North 125 feet along the east <br />line of said Section 14; thence westerly 348.5 feet on a line parallel to the south <br />line of said North Half of the Northeast Quarter of the Southeast Quarter; thence <br />southerly 125 feet to a point on the south line of said North Half of the Northeast <br />Quarter of the Southeast Quarter; thence easterly 348.5 feet to the place of <br />beginning. <br />2) The applicant has submitted a request for a Planned Unit Development in conjunction <br />with applications for subdivision. The proposed development provides for 24 units of <br />detached townhomes. <br />3) City Code Sec 156.210 specifies that approval of a Planned Unit Development be in <br />substantially the same form as for approval of a conditional use permit. <br />4) The Commission finds that the unique characteristics of this property make <br />development difficult due to numerous wetlands on the property. <br />5) The Commission finds that the development could not occur at a reasonable density <br />without some flexibility in the design of the plat, lot size, and building placement. <br />6) The Commission finds that development will benefit the City by granting variances to <br />the following standards which apply in the R-2 zoning district: <br />a) Minimum lot area of 15,000 square feet. <br />b) Minimum lot width of 100 feet. <br />1 <br /> <br />
