City of Centerville

The 2021 Assessment
The 2021 assessment should reflect the 2019/2020 market conditions. Sales of property are
constantly analyzed to chart the activity of the marketplace. The Assessing staff does not create
value; they only measure its movement.
Assessing property values equitably is part science, part judgment and part communication skill.
Training as an assessor cannot tell us how to find the "perfect" value of a property, but it does help
us consistently produce the same estimate of value for identical properties. This is the working
definition of equalization.
As of January 2, 2021, there were 1,670 parcel/accounts in the City. This total includes:
1,376 residential improved parcels
120 non-taxable parcels
60 commercial or industrial parcels
3 apartment parcels
98 vacant land parcels
6 personal property account
0 railroad parcels
2 agricultural parcels
5 split use parcels

Current state law mandates that all property must be re-assessed each year and physically
reviewed once every five years. We also inspect all properties with new construction each year.
During 2020, 286 existing properties were inspected and 29 new construction parcels for a total
of 315 parcels. Permit work was also inspected and valuations adjusted when appropriate.

4
