COMMUNITY DEVELOPMENT <br />Comp Plan <br />Comments on our submitted plan have now been received from Met Council. City staff <br />and our consultant are working to address them. None of the comments appear to be <br />substantive. <br />Peltier Estates <br />No recent news. <br />Waterworks Site/DeFoe Property <br />Significant progress has been <br />few weeks. We also saw a first draft of the Landscaping Plan, which has been a long <br />awaited part of the overall development plan. We are hopeful all final documents will be <br />ready for final approval at the next City Council meeting and that we can finally record <br />the plat and start issuing building permits as soon as the frost is out of the ground. <br /> <br />Old Mill Estates <br />City staff and the developer continue work <br />documents, prior to bringing a Final Plat forward for approval. Significant progress has <br />been made on these documents in the past few weeks. <br /> <br />Block 7 Property <br />City staff and our realtor are continuing to work with two interested parties as they <br />prepare more detailed concept plans for the Block 7 property. We plan to have those <br />proposals presented at the April 2, Planning and Zoning Commission meeting. From <br />there, Planning and Zoning Commission would make a recommendation to the City <br />Council on a preferred developer. Once a developer is chosen, we would work with our <br />real estate broker to negotiate a purchase agreement or memorandum of understanding to <br />move the project to the due diligence phase. <br />Commerce Drive Property <br />An agreement has now been reached and a formal purchase agreement signed. That <br />agreement will be reviewed in closed session at this City Council meeting. If everything <br />is in order, the City Council may choose to officially accept the agreement. The architect <br />for Midwest Best Water has drafted some potential building façade treatments for review. <br /> <br />th <br />20 Avenue Corridor Zoning <br />City staff met with the City Attorney and City Planner to discuss a variety of issues <br />th <br />related to zoning conflicts that have come up along 20 Avenue over the past several <br />the Commerce Drive properties has suggested a <br />ve been several proposals which have struggled to fit in the <br />zoning code, despite seeming like appropriate uses for the land. <br />Staff presented a comprehensive solution to the issues described above to the Planning <br />and Zoning Commission at its March meeting.
