Sutton Transport Narrative May 24, 2021 <br />Parcel "B" Clearwater Business Park <br />Sutton Transport, Inc. was founded on November 191", 1979 and is a privately -held LTL regional common <br />carrier based in Weston, WI, whose focus is in interstate and intrastate transportation of general <br />commodities. Sutton prides itself with superior service with a personal touch. <br />Sutton Transport specializes in the following services: <br />• LTL Trucking <br />• Local Cartage <br />• Full Truckloads <br />• Lift Gate Delivery Service <br />• Same Day Delivery Service <br />• Nationwide Expedited Service <br />Their fleet consists of a combination of over 200 tractors and 350 trailers and an employer to nearly 500 <br />people. <br />Currently Sutton Transport operates seven terminals throughout Wisconsin, Illinois and Minnesota. <br />Sutton's current facility in Maple Grove is inadequate for their planned growth. The Facility in <br />Clearwater Creek Business Park will be a step to aid in expanding their business in Minnesota. <br />Sutton Transport intends to purchase approximately 15 Acres of vacant land in the Clearwater Business <br />Park and construct a new cross -dock truck terminal industrial warehouse facility. The facility would <br />initially employ approximately 30 drivers and 8 office staff for dispatch and coordination requirements <br />and 8 warehouse personnel to load and unload trucks. We would hope to grow the number of jobs by <br />10-20% annually in the next five years. <br />The building area contemplated for Phase 1 ranges between 45,700 and 55,000 SF with a future <br />greenspace growth area for a Phase 2 building addition. Phase 2 addition areas are anticipated to be <br />between 20,860 and 16,500 SF. Grand total building area on either facility layout range between <br />66,560 to 71,560 SF. <br />The facility operates approximately 5 days a week and 18 hours a day. Normal business hours are 4:00 <br />AM to 10:OOPM with the bulk of the activity coming between 7:OOAM and 6:3013M. <br />The exterior of the building will be smooth form faced loadbearing precast concrete panels having a <br />clear height between 18-20FT. Total exterior building height would be between 21-23Ft depending on <br />the final clear height selected. The office component would have 1" insulated glass set in painted <br />aluminum frames. Landscaping would complement the site as required in the city code. <br />The facility would also have an above ground diesel fuel tank and be located in the Southwest corner of <br />the land site. <br />Sutton looks forward to expanding into the Clearwater Business Park. <br />
