Building Materials Discussion gn Guidelines discuss a number of issues related to the design of building facades (equivalent to our M-2 zoning). Some of the design considerations are: Provide a diverse mix of materials, applied in a variety of proportions, exposures and detailing within a block, or along a street. Encourage durable, high quality materi Siding is not allowed (vinyl, metal, wood) except as a complimentary use. Encourage the use of mostly brick or comparable alternative; minimum requirement of 50% of non-glazed wall area. The guidelines are not specific about the desired finishes on non-street facing sides of the buildings. The proposed materials on the front facades of the homes include a variety of materials and use vinyl siding as a complimentary use (making up less than 50% of the non-glazed wall exposure). Discussion at the Planning and Zoning Commission and City Council level have requested that upgraded siding materials be used, especially on the front facades of the homes. Centra Homes believes that the use of vinyl siding as a complementary material is in keeping with the Master Plan and Design Guidelines and will provide a worthy aesthetic city wishes to see the use of upgraded siding (such as LP Smartside, etc.), Centra Homes is requesting an additional financial commitment from the city of $50,000 for the front facades or $150,000 for all sides of the homes.
