Building Materials Discussion <br />gn Guidelines discuss a number of issues <br />related to the design of building facades <br />(equivalent to our M-2 zoning). Some of the design considerations are: <br /> <br /> Provide a diverse mix of materials, applied in a variety of proportions, exposures <br />and detailing within a block, or along a street. <br /> Encourage durable, high quality materi <br /> Siding is not allowed (vinyl, metal, wood) except as a complimentary use. <br />Encourage the use of mostly brick or comparable alternative; minimum <br />requirement of 50% of non-glazed wall area. <br /> <br />The guidelines are not specific about the desired finishes on non-street facing sides of the <br />buildings. <br /> <br />The proposed materials on the front facades of the homes include a variety of materials <br />and use vinyl siding as a complimentary use (making up less than 50% of the non-glazed <br />wall exposure). Discussion at the Planning and Zoning Commission and City Council <br />level have requested that upgraded siding materials be used, especially on the front <br />facades of the homes. <br /> <br />Centra Homes believes that the use of vinyl siding as a complementary material is in <br />keeping with the Master Plan and Design Guidelines and will provide a worthy aesthetic <br />city wishes to see the use of upgraded siding (such as LP <br />Smartside, etc.), Centra Homes is requesting an additional financial commitment from the <br />city of $50,000 for the front facades or $150,000 for all sides of the homes. <br /> <br />Summary <br />Centra Homes is requesting that the city consider two design decisions and their related <br />cost implications: <br />Site Layout <br /> Option Added City Cost <br /> Original Layout $0 <br /> Preferred Layout $80,000 <br />Siding Materials <br /> Option Added City Cost <br /> No Upgrades $0 <br /> Upgrade Front Façade $50,000 <br /> Upgrade All Sides $150,000 <br />Attachments: Concept Layouts, Elevations <br />cc: Carla Dunham, David Patberg, Kurt Glaser, Phil Carlson <br /> <br />
