CITY OF CENTERVILLEREQUEST FOR ACTION Agenda Item # Department: RequestedMeetingDate: July 13, 2021 Planning and Zoning V.2 TITLE OF ISSUE: Block 7 Concept Plans - Centra Homes BACKGROUND AND SUPPLEMENTAL INFORMATION: Previously, the P&Z Commission reviewed several layouts for the Block 7 townhome proposal from Centra Homes. The layout chosen required additional infrastructure, which financially impacted the project's pro-forma (return on investment analysis). Centra Homes requested an additional $80k contribution from the city to move forward with this layout. The city council directed Centra Homes and staff to go back to the original layout, from the proposal. Attached is a layout similar to the original proposed layout, with the addition of 2 homes (total of 26, now). The additional two homes will allow for some upgraded materials on the street facing sides of the buildings (as seen in the attached elevation renderings). COST AND SOURCE(S) OF FUNDING: N/A REQUESTED ACTION: No official action from the Planning Commission is needed, but any input on the most recent proposal (layout and architecture) would be welcomed.
