<br />733 Marquette Avenue, Suite 1000, Minneapolis, MN 55402 <br />Planning Report <br />DATE: July 13, 2021 <br />TO: Centerville Planning & Zoning Commission <br />FROM: Phil Carlson, AICP, Stantec <br />REQUEST: Front Setback Variance <br />PID: 15-31-22-34-0023 <br />ZONING: R-2 <br />OWNER: Matthew and Michelle Beck <br />ADDRESS: 1313 Mound Trail <br />INTRODUCTION <br />the Becks own the single family home at 1313 Mound Trail, a <br />lakefront lot on Centerville Lake. They are building a new <br />home and want to build a new detached garage which <br />would be within the required front setback to Mound Trail, <br />which is 35 ft in the R-2 district. The survey submitted does not <br />indicate the dimension of the proposed garage to the lot <br />line, but it measures about 31 ft. <br />The Zoning Code in Sect. 156.107(A)(4) provides that <br />the area between the house and the street would be <br />setback, not the space around a house. The variance for the <br />proposed garage, therefore, is to the required 35 ft front <br />yard setback and not to its location in front of the house. <br />SURVEY <br />It should be noted that there is a difference between the lot survey submitted and the lot lines as <br />they appear on the Anoka County property website. We assume the survey is accurate; the <br />County website does not claim to be accurate for survey purposes. The graphic on the next page <br />shows the survey overlaid on the Anoka County website aerial, noting the difference in the angle <br />of the front (north) lot lines.
