Memorandum <br /> <br /> <br />Date: July 8, 2021 <br /> <br />To: Planning and Zoning Commission <br /> <br />ity Administrator/Engineer <br /> <br />Item: Peterson Shores Preliminary Plat Review <br /> <br /> <br />The city is in receipt of a Preliminary <br />Peterson) for a proposed subdivision to be known as Peterson Shores. The proposal splits <br />the existing parcel at 7241 Main Street into two (2) conforming parcels within the <br />existing zoning district of R2 Low Density Residential. The proposed lots meet the <br />minimum setbacks, lot size, lot width and provide the required easements. <br /> <br />A few items for the applicant to address are: <br /> The proposed plat seems to include property which is owned by the St. Paul <br />Regional Water Services. A plat may not include property which is not owned by <br />the applicant. <br /> If the property along the lake is, indeed, not owned by the applicant, the revised <br />plat will need to again, meet minimum setbacks and lot size requirements. <br /> The building pads of each lot may not encroach on the Sanitary Sewer easement <br />as shown on the plat (this is properly shown on the drawings; this comment is just <br />for emphasis). <br /> A permit from Anoka County for the additional driveway will be required. The <br />new driveways shall not impact the regionaes or cross slope. <br /> The city understands that the existing buildings will be demolished and no rights <br />to existing non-conformities will be retained. <br /> The plat will be subject to Park Dedication Fees for the one additional lot created. <br /> The plat will be subject to Sewer, Water and Stormwater connection fees as <br />Attachments: Preliminary Plat Drawings <br />cc: None <br /> <br />
