Shingle Creek Capital
October 13, 2021
City of Centerville, MN
Mr. Mark Statz, City Administrator
Transmitted in person at City Hall and via email: mstatz, centervillemn.com
cc: tbender,c- centervillemn.com
RE: Application for Rezoning and Conditional Use Permit (CUP) for property located at
2050 and 2070 Main Street, Centerville, MN
Dear Mr. Statz,
Please find our attached application for rezoning and Conditional Use Permit (CUP) to allow for
the redevelopment and operation of a Building Materials and Supply company at 2050 and 2070 Main
Street. Thank you for helping us with the Concept Plan process —it proved helpful for preparing our
application materials. In response to Concept Plan review on October 51h, 2021, we have updated and
modified our site plan, adjusted our narrative and included supplemental materials that should address
several of the questions and comments discussed during the Concept Plan process.
Our team remains committed to reusing the existing building, cleaning up the west property,
stabilizing the soils/environmental conditions on the east property, and bringing a national building supply
company to the City of Centerville. We are confident that the user will be a great addition to your
community, and the site will be better position to meet the City's goals and aspirations for the future of
Main Street. The renewed activity on the site combined with our planned improvements will bring vitality
back to this property transitioning it from its light industrial roots into a vibrant commercial business site.
Please do not hesitate to contact me, if you have any questions prior to the Planning Commission
meeting. We look forward to working with you and the City on this exciting project over the next couple
weeks.
Sincerel ,
Founder and Owner
Lucas MomPhone: (612) 741-5112 2906 112 Hennepin Ave 6
I%viborg@shinglecreekcapital.com 10inneapolis, IVIN 55408
