Application for Rezoning and Conditional Use Permit <br />2050 and 2070 Main St, Centerville <br />October 13, 2021 <br />Conclusion and Summary <br />Shingle Creek Capital is committed to this site, and we are excited to bring a national Building Material <br />and Supply Sales company to the community. We believe that rezoning the property, so a CUP can be <br />issued, will create value for the building, the site, and the community long-term. A CUP lives forever, and <br />we understand that it is important to set appropriate conditions. We offer the following potential <br />conditions that we would be comfortable including: <br />■ The rezoning will take effect upon the transfer of the Subject Property from Devereaux Family, LP <br />to Shingle Creek Capital, LLC or its assigns <br />■ The CUP is approved for the use as a Building Supply Sales and Storage Yard. No other uses are <br />permitted without an amendment to the CUP. <br />■ The Property must remain as two separate parcels, but the CUP must be recorded against both <br />parcels. <br />■ The Applicant has twelve (12) months from approval to pull all necessary permits and commence <br />construction of the proposed improvements. <br />■ The final site plan must be reviewed and approved bythe City Administrator before any site work <br />may commence. <br />■ A grading and erosion control plan must be submitted to the City Administrator/Engineer for <br />review and approval prior to any site work commencing. <br />■ The final landscape plan must be reviewed and approved by the City Administrator. A mix of <br />deciduous and conifers is required to ensure adequate screening of the expanded staging/storage <br />area. <br />■ The landscape buffer on Main Street must be maintained in good repair and health as long as the <br />CUP is active. <br />■ A 2-year landscape guarantee for the identified trees must be provided. <br />■ The outdoor staging areas must be maintained and kept in an orderly configuration. No storage <br />of any materials not directly used or distributed by the Building Supply company may be kept <br />onsite. <br />• The Applicant must obtain proper permits and approval from the Rice Creek Watershed District <br />(RCWD) for required stormwater management. <br />Please note the following Attachments and to this Application: <br />■ Rezoning Application on the official City Form <br />■ Fee and Escrow for Rezoning <br />■ CUP Application on the official City Form <br />■ Fee and Escrow for CUP <br />■ Site Plan <br />■ Landscape Plan <br />Page 6 of 6 <br />
