M.; <br />November 2, 2021 <br />Centerville Planning & Zoning Commission <br />Page 5 of 8 <br />RE: Centra North LLC - Planned Unit Development, Preliminary Plat, Sorel Quarter Townhouse Project <br />FRONT ELEVATION <br />Architecture and Building Materials <br />The townhouse units are well designed with articulated <br />facades, individual porch/entry features, pitched roofs, <br />some with balconies, and other details intended to evoke <br />the French heritage of the area, illustrated above. The <br />overall design is very effective, for a reasonably affordable <br />housing project. It is appropriate for downtown Centerville <br />and in keeping with the spirit of the Master Plan. The units <br />will be sided with Certainteed polymer siding (similar to <br />viny) in a variety of molded patterns to mimic wooden <br />clapboard, lap siding, and shakes, with brick veneer at the <br />foundation. <br />The townhouses are placed close to, but not right at, the <br />sidewalk of Centerville Road. There is a small private yard in <br />front of each unit - 5-10 feet deep - which provides a <br />separation to the street but maintains an urban, <br />pedestrian -friendly environment. Combined with the <br />articulation of the facades and the varied porch and <br />balcony details, the character of the units will be a positive <br />addition to the downtown and a good start to establishing <br />the pattern to follow with other developments. <br />""ages O[ <br />Trail and Open Space <br />ffK_4j;UD <br />Sorcl cl�mt -- , <br />The regional trail crosses Heritage Street from the south and will be re-routed through the site <br />behind the back units within a 48-ft-wide common open space corridor, as illustrated above. It will <br />then connect onto Sorel Street and cross to the north. There will also be sidewalks on Centerville <br />Road and Sorel Street but not on Heritage Street. <br />Design with community in mind <br />
