M-j <br />November 1, 2021 <br />Centerville Planning & Zoning Commission <br />Page 6 of 6 <br />RE: Shingle Creek Capital, LLC - Updated Information <br />10) Paving of all surfaces on site shall be submitted with detailed plans for review by the <br />Planning & Zoning Commission and City Council and reviewed and approved by the city <br />engineer. <br />1 1) Stormwater handling on site and design of the pretreatment area shall be submitted with <br />detailed plans for review by the Planning & Zoning Commission and City Council and <br />reviewed and approved by the city engineer. <br />12) All engineering and infrastructure issues shall be reviewed and approved by the city <br />engineer. <br />13) All signage on site, whether existing or new, shall be submitted with plans for review by the <br />Planning & Zoning Commission and City Council and reviewed and approved by the city <br />engineer. <br />14) The design of the exterior building remodeling, including materials and colors, area shall be <br />submitted with detailed plans for review by the Planning & Zoning Commission and City <br />Council. <br />15) Trash handling will be completely within the enclosed building or an approved trash <br />enclosure submitted with detailed plans for review by the Planning & Zoning Commission <br />and City Council. <br />16) Include standard conditions for CUP enforcement and compliance. <br />Since a conditional use is a permitted use to which reasonable conditions may be attached, <br />denial of the CUP is not recommended. Rather, the Planning & Zoning Commission should craft <br />conditions that address reasonable issues that can be accomplished by changes to the site or <br />building plans. <br />60-DAY RULE <br />Materials submitted for the applications for rezoning and conditional use permit were received on <br />October 21, 2021. Final deadline for action by the City Council per Minnesota Statutes 15.99 on <br />both requests is December 21, 2021. <br />
